The Real Estate Settlement Procedures Act (RESPA) is a federal law that was enacted in 1974 to protect consumers from abusive practices by mortgage lenders and settlement service providers in real estate transactions. The law requires lenders to provide borrowers with certain disclosures and prohibits certain practices, such as kickbacks and referral fees.
